Rhode Island Builders Association
Whether it is a complex land use issue or a regulatory overreach, the RI Builders Association has successfully relied on the legal expertise of KSP Law to help create the strategies needed to solve the industry’s legal problems.
John Marcantonio, Executive Director, Rhode Island Builders Association
Established in 1945, the Rhode Island Builders Association (RIBA) is a membership organization serving the construction industry in Rhode Island. RIBA is one of the nation’s largest local trade associations for residential builders, remodelers, lenders, suppliers, real estate professionals, and others who work in the industry.
RIBA provides members with leadership in legislative activities and education in new technology, serving as the united voice of the state’s residential and commercial contractors to Rhode Island’s lawmakers, regulators, and the public.
RIBA and KS&P Law work together to promote and protect business opportunities for RIBA members. KS&P Law’s representation has involved tackling regulatory issues and zoning matters, as well as municipal fee schedules. The latter effort resulted in the return of over $250,000 in improperly collected open space fees that had been paid by builders in Lincoln, and the refund of other fees to builders and homeowners in Johnston.
KS&P Law recently reached a $475,000 settlement on behalf of RIBA in a case against three municipalities in Rhode Island — Lincoln, Cranston, and Warwick. The suit was filed after RIBA members claimed they were overcharged for building permits in these and other communities.
Vince Geoffroy
As a New York-based investor looking to have a real impact on the future of real estate development in the state of Rhode Island, it was important for me to find a legal partner that knows—and knows well—the real estate and construction communities here. KSP Law was able to negotiate and close on a complex and sensitive purchase from a major corporation quickly and effectively—and my business partners and I were able to move forward as planned with the development of Providence G.
Vince Geoffroy, Investor, Providence G
A Rhode Island native, Vince Geoffroy is the primary investor behind Providence G, a new $20 million mixed-use development that brings 62 luxury apartments, three restaurants, a 60-car garage, and retail space to downtown Providence.
KS&P Law worked with Vince Geoffroy for the first time on the Providence G project, a high-profile revitalization project in the downcity section of Providence.
The KS&P Law team negotiated the purchase and sale agreements and effectuated the closings on the three historic National Grid-owned buildings that form the core of the Providence G complex: the Providence Gas Building, the Teste Block, and the former Narragansett Hotel Garage.
The KS&P Law team was instrumental in positioning the project for success by resolving the zoning issues surrounding the redevelopment of these properties to create Providence G, which, according to the State of Rhode Island, has created 70 construction jobs and will bring 40 permanent full-time service positions to the area.
